Buying New Construction in Lakewood Ranch

Understanding builder communities, contracts, timelines, and ownership costs when buying a new home.

New construction is a large share of what Lakewood Ranch offers

Lakewood Ranch is one of the region's largest master-planned communities, spanning Sarasota and Manatee counties, with a broad mix of new and newly built homes across its many villages. For many buyers, new construction is the appeal — a home no one has lived in, current finishes, and community amenity-and-trail infrastructure. But buying from a builder follows a different process than a resale, with its own contract, timeline, and cost structure.

This guide walks through what to understand when buying new construction. It describes common practices; it is not a statement that all builders follow identical processes, and it is not legal advice. Your attorney should review any builder contract before you sign.

Builder communities and villages

New-construction homes in Lakewood Ranch are offered by different builders across different neighborhoods and villages. What is included, how homes are built, pricing, timelines, amenities, and HOAs or CDDs can all vary from one builder and one village to the next. Where and with whom you buy shapes your experience more than "new construction" alone, so it is worth comparing villages and builders on their specifics — not just the floor plan.

What to understand when buying from a builder

Builder sales representatives and buyer representation

Homes are typically sold at the builder's on-site sales center. Those representatives work for the builder. You are free to choose a buyer's agent to represent you; if you do, it is important to register that representation properly when you first visit, because builders often define how and when an agent is recognized. Discuss representation early and make sure it is documented.

Builder contracts

A new-construction contract is different from a standard resale contract and is usually the builder's own form. It governs the base price, what is and is not included, the timeline, deposits, changes, and your remedies. Where clauses are non-negotiable, it is especially important that you understand them before signing. Have your real estate attorney review the contract. This guide does not provide legal advice about any particular builder agreement.

Lot considerations

The lot affects price, orientation, privacy, and everyday use — view, sunlight, where the home sits on the property, and what is nearby. Understand which lots are available in the village you want, and confirm the lot, orientation, and any lot premiums in writing.

Design selections and upgrades

New homes usually start from a base price, with upgrades for finishes, fixtures, flooring, and structural choices added separately. Upgrade costs add up quickly, so it helps to understand what the base includes versus what is optional, and to track your selections against the contract.

Construction timelines

New construction takes time — from contract to close can be many months, depending on permits, the builder's schedule, and the home's options. Understand the projected timeline, what can delay it, and how that fits your moving plans. A home under construction is not move-in ready on a fixed date.

Inspections

Even new homes benefit from independent inspection at key stages. Some buyers hire an inspector during construction or before the final walkthrough. Confirm what inspection rights the contract gives you and use them.

HOA and CDD questions

Many Lakewood Ranch villages carry HOA fees, and many are in Community Development Districts with annual assessments that appear on the property-tax bill. These obligations differ village to village and property to property. Confirm the HOA and CDD status, amounts, and any bond outstanding for the specific home before you commit. See the HOA guide and the CDD guide for how these work.

Builder incentives

Builders sometimes offer incentives — closing-cost assistance, rate buydowns, or included upgrades — especially on standing inventory or in slower seasons. Incentives vary by builder, timing, and community. Ask what is offered for the home you are considering and factor it into the true cost.

Final walkthrough and warranty documents

Before closing, do a careful walkthrough and note any incomplete items or defects in writing, and understand what the builder will address and when. New homes usually come with a limited warranty; ask for the warranty documents and understand their terms — what is and is not covered, and the claim process.
