You do not need a full renovation, and you should not pour money into changes buyers won't reward. Preparation means doing the right things in the right order: cleaning deeply, fixing what shows, decluttering, and pricing with a plan.

Clean deeply

A professionally deep-clean is the highest-return preparation step there is. Buyers read cleanliness as a sign the home has been maintained. Focus on kitchens, bathrooms, windows, floors, and the surfaces most photographs will show. In a coastal climate, mildew and salt residue in showers and on exterior surfaces deserves special attention.

Declutter and depersonalize

Clear countertops, reduce furniture to make rooms feel larger, and remove personal items and photos. Buyers want to see the home, not your life in it. Aim for neutral, open spaces that let every room read at its full size. Storage is a selling point — make closets look spacious by removing what you can.

Fix what shows, not what doesn't
